Buildability advice keeps an industrial warehouse development on track.
We built an industrial warehouse development at the LQS Industrial Park in Richmond for our long-time partners Gibbons. It contains four separate tenancies of 335 to 495 square metres, each with a warehouse with roller door truck access, a bathroom and a kitchenette.
The single-storey building sits on a fibre reinforced concrete slab, with structural steel portal frames connected to pre-cast concrete panels along one elevation. The roof and wall cladding is long run steel with intermittent translucent roofing, with an attractive cedar weatherboard and Hardie Board façade.
The site presented a few challenges, including a broad swale that came very close to the back of the building. We installed a retaining wall to keep the site stable. We also contributed buildability advice to keep the project on programme, splitting the structural steel erection into a two-stage process to allow for progressive foundation pours.
