Lower Queen Street Health
State of the art, high-quality day surgery and endoscopy facility.
Our Nelson team were engaged to construct a 960 square metre, two-storey medical facility in Richmond. We worked under a split contract where we erected the base build for one client while concurrently completing the tenancy fitout of a day surgery and endoscopy suite for a second client.
The structure is a 1.2 metre deep concrete raft foundation with precast panels and rib & infill suspended slab floors on a structural steel skeleton. The exterior has a Sto plaster cladding system coupled with weatherboard, plus seismically rated aluminium windows.
With the site close to the foreshore and deep foundations, standing ground water became an issue during high tides and heavy rainfall. To mitigate this, we implemented a three stage groundwater system within the tight site, making use of the future lift pit excavation. This allowed the bottom of the foundations to remain clean and dry and during the critical stage of reinforcing and concrete placement.
The fitout includes a state of the art operating theatre with hygienic glazed walls, a recovery suite and reception area. When the project was threatened by Covid-related freight delays on overseas-sourced materials, we identified the affected products and submitted a detailed cost comparison of like-for-like alternatives. This allowed the client to make an informed decision on substitutions, ensuring we were able complete the project on time without compromising on quality.
We returned to Lower Queen Street Health 2 later in the year to complete health and office fitout projects.
