Beautifully executed, heritage-inspired new build offices in Arrowtown.

We oversaw the construction of four linked buildings in Arrowtown, each with a distinct character to fit the requirements of the Arrowtown Residential Historic Management Zone.

Work started in January 2023 with the deep piling and excavation required to form the foundations on the sloping section. We implemented a monitoring regime to measure and record vibrations, ensuring that there were no adverse effects on an adjacent heritage stone wall and neighbouring properties. The 23 piles were placed carefully to minimise impact on the root system of a protected tree while we conducted the bulk earthworks and construction.

The structure of the buildings is a mixture of concrete block and timber framing, with a combination of schist cladding and three weatherboard profiles. The schist building has a slate roof with copper capping and flashings, while the rest are Colorsteel. Timber framed, double-glazed Eurotech windows and doors were used throughout. The landscaping incorporates schist walls, including an extensive retaining wall to the off-street parking below.

The high-end materials and meticulous quality standards used on the exterior carried into the internal fitout, with handmade hardwood timber trusses, tiled bathrooms, and a marble splashback in the kitchen.

The development now accommodates three commercial tenancies in beautifully finished, heritage-inspired surroundings.
