Update transforms a retirement village wing.

We refurbished 13 studio apartments and the adjacent communal areas at the Bupa Liston Heights retirement village, completely stripping out the existing wing before installing new bathrooms, wall and ceiling linings. We completed the fitout with services upgrades, new kitchenettes in the apartments and a shared kitchen in the lounge, along with new floor coverings and aluminium joinery.

A lot of planning and care went into keeping the services live in the rest of the facility, ensuring that the fire systems and plumbing were unaffected and that there were no false alarms to disturb the residents. We published a monthly newsletter for residents and staff throughout the four-month project, keeping them informed about our progress and upcoming works and introducing key project staff to ensure they knew who to come to with any concerns.

With an increased industry focus on reducing hot works, we suggested the use of an alternative plumbing system with mechanical crimped fittings, removing the need for welding in the ceiling space. Another advantage of this system is the isolation valves in the central ring main that allow the plumbing in each apartment to be isolated, making future maintenance much easier.

We were proud to exceed our waste diversion target with 88% of the project waste reused or recycled, including the donation of kitchens, windows, doors and roofing iron to the local marae. We also strengthened community connections by hosting a site visit from local youth employment programme Taupō Pathways.
