Te Ara House is a dementia care centre with 20 ensuite bedrooms arranged in two wings, an open plan kitchen, dining and living room, plus smaller lounges and offices.
The attractive, single-storey building is constructed with a concrete rib raft floor over structural polystyrene panels and timber framed walls clad with Linea Oblique Weatherboard. The timber truss roof structure is lined with Kingspan insulated panels and finished with Alpine Tray long run steel roofing.
The facility is heavily serviced, with high-tech nurse call and security systems that interface with fire alarms and automatic doors. It looks out over a large, easy to access garden with raised beds and level paths, and has internal links to the existing care home.
We managed to mitigate Covid-related supply chain issues, shortages and price increases by procuring most of what we needed very early in the 11-month project. Many of the client-nominated specialist subcontractors were based in Christchurch, so clear communication was key to keeping the project on track.
